Jamie WilliamsThe rental market in Armidale has exploded into 2021.

On Saturday 16th January, Professionals Armidale ran an open home for an investment property at 10 Virginia Close, Armidale. This is a renovated 3 bed, 1 bath, and double garage single title property. An astounding 12 groups of prospective tenants viewed the property and 8 applications were submitted. The large number of attendees didn’t stop there. On that same day, Professionals Armidale ran an open home at 4/161a Brown Street, a 2 bed, 1 bath, single garage unit. This inspection resulted in 18 groups viewing the property, 12 of which presented an application.

Professionals Armidale Director, Stephen Ramage, who has been involved in the Armidale investment market for over 30 years said enquiries of this level are unlike anything he has ever seen.

With zero vacancy rates across the majority of the East Coast of NSW, there is no doubt regional townships such as Armidale are seeing an influx of prospective tenants. These tenants have been pushed out of more competitive rental markets. On the back of this high rental demand, Westpac’s chief economist Bill Evans expects a 15% price surge in national prices by 2023 due to record low interest rates, limited stock and various government incentives.
